SERVICE DISCLAIMER + LIMITATIONS

Clear expectations protect everyone.

This page summarizes important limitations. The signed service agreement controls if its terms differ.

Home Watch is a scheduled visual observation service—not security, property management, maintenance, or a technical inspection.

Scheduled visual observations only

Home Watch consists of scheduled observations of readily visible and reasonably accessible conditions at the time of a visit. It is not continuous monitoring, destructive testing, diagnosis, or a guarantee that every condition will be discovered.

No guarantee of prevention

Visits may help identify obvious concerns sooner, but they cannot prevent or guarantee against loss, break-ins, trespass, squatting, theft, vandalism, weather damage, water intrusion, fire, pests, mold, equipment failure, or other events that may arise between visits.

Not security or emergency response

Home Watch is not a security guard, patrol, alarm, surveillance-monitoring, law-enforcement, fire-response, or emergency-response service. Apparent forced entry or an immediate safety concern may be reported to the owner or appropriate authorities, but no security outcome or response time is promised.

Not a technical or professional inspection

Home Watch is not a home inspection or a professional opinion of property condition. It is not an engineering, code-compliance, environmental, mold, pest, roof, pool, electrical, plumbing, HVAC, appliance, insurance, appraisal, or other licensed technical inspection unless separately contracted in writing with a properly qualified provider.

Leaks, moisture, mold, pests + hidden conditions

Only visible indicators in accessible areas may be reported. Concealed, intermittent, underground, inside-wall, under-roofing, behind-appliance, attic, crawlspace, or otherwise inaccessible conditions may not be observed. A leak, mold condition, pest issue, or resulting damage can begin or worsen between scheduled visits.

Appliances, mechanical systems + utilities

Any noted status of HVAC, plumbing fixtures, appliances, electrical service, water, internet, alarms, irrigation, pool equipment, or other systems is observational only. We do not disassemble, diagnose, service, certify, or guarantee operation, remaining life, settings, utility continuity, or performance.

A/C filter courtesy task

When included in the property checklist, we may replace an accessible floor-level A/C filter only when the homeowner supplies the correct replacement filter. Ceiling filters and units or filter locations not at floor level are excluded. Filter replacement is not HVAC service and does not guarantee air quality, humidity control, efficiency, or equipment performance.

Packages + delivered property

We may bring a visible package inside when it is reasonably safe, dry, and manageable. We are not a carrier, mail service, inventory service, or custodian of package contents and cannot guarantee delivery, prevent theft before arrival, or verify concealed damage.

Pets, occupants + unsafe conditions

Standard Home Watch is intended for an unoccupied home and does not include pet care, animal handling, plant care, or supervision of occupants. Owners must disclose pets, guests, tenants, workers, hazards, weapons, unsafe conditions, and expected access.

Storms, roofs + exterior access

Post-storm reporting is limited to visible ground-level conditions and is not a roof, structural, insurance, or damage inspection. Timing depends on weather, emergency restrictions, road and community access, staffing, and safe property conditions.

Vendors, repairs + owner direction

Unless separately agreed in writing, the homeowner selects and contracts directly with vendors. Providing access, remaining present, documenting a visit, or sharing a vendor name does not make Radiant Build responsible for that vendor’s work, pricing, delays, omissions, warranties, or results.

Reports, photos + recordings

Reports, photographs, and authorized body-worn video document selected visible conditions observed during a limited visit; they are not exhaustive records of the entire property. Images may not capture every angle, defect, event, or change.

OWNER RESPONSIBILITIES

Owners remain responsible for the property.

  • Maintain adequate property, liability, flood, wind, theft, vacancy, and other appropriate insurance.
  • Keep utilities, alarms, locks, systems, and emergency contacts current and disclose hazards, occupants, pets, vendors, and expected access.
  • Provide safe, lawful access and promptly review reports and authorize any desired follow-up.
  • Use qualified licensed professionals for technical evaluation, repair, remediation, or emergency response.
