A consistent standard, every visit.

We observe visible, reasonably accessible conditions and document meaningful changes—not hidden defects.

Exterior + access points

✓ Full ground-level exterior walk-around
✓ Doors, windows, garage, and visible access points
✓ Visible exterior damage or meaningful changes
✓ Soffit, fascia, eaves, and visible roof edges
✓ Openings, staining, storm damage, or animal intrusion

Grounds + visible notices

✓ Landscaping condition documented with photos
✓ Overgrowth, distressed plants, and fallen limbs
✓ Visible irrigation or storm-related concerns
✓ Possible HOA concerns or posted notices
✓ Unauthorized vehicles, trailers, dumping, or belongings

Interior conditions

✓ Accessible areas under sinks checked for visible leaks
✓ Visible areas around toilets, appliances, and water heater
✓ Ceilings and walls checked for staining or visible damage
✓ Temperature, humidity, and apparent HVAC status
✓ Accessible floor-level A/C filter replaced when the homeowner supplies the correct filter
✓ Ceiling filters and units or filter locations not at floor level are excluded
✓ Unusual odors, visible pests, or appliance concerns

Documentation + closeout

✓ Time-stamped emailed report and property photos
✓ Prompt communication when a concern is observed
✓ Visible packages brought inside when reasonably safe and manageable
✓ Body-worn video during the interior visit
✓ Doors, windows, garage, and access points re-secured
✓ Owner-directed next steps—no repairs without authorization
